Jim Arnest, born and raised in Sedalia Missouri. Studied engineering at the University of Missouri (Columbia). Moved to San Francisco in 1970. I worked in the building trades and obtained a Structural Pest Control License in 1973. I studied software engineering in 1982. I worked for a firm that moved to Texas in 1990. I did not want to leave my family in San Francisco so I started Arnest Inspections in 1991. I have 2 boys and 7 grandchildren. I have designed my own database and report generator program. My reports are designed to be easy to understand and helpful particularly for first time buyers. I include pictures in both the Wood Destroying Organisms report and the Property Inspection report.

David Milazzo is Milazzo Inspection Services. A native San Franciscan, he is a licensed General Building Contractor with 30 plus years of building, remodeling, and inspection experience. He is also a licensed Real Estate broker who well understands the aspects of the real estate transaction usually associated with inspections. David has performed over 5,000 inspections – there is no substitute for that kind of experience. He has spent many hours of training at California Real Estate Inspection Association (CREIA) and American Society of Home Inspectors (ASHI) sponsored seminars and conferences, keeping him up to date.
